You can use this checklist to prepare your home for sale and ensure it appeals to potential buyers. You never know what aspects of your home may attract or deter potential buyers. While they are buying the house, not your belongings, this list will help you present the home with its greatest potential for prospective buyers.


1. Plan Ahead

  • Walk through each room and evaluate it from a buyer's perspective.
  • Ask real estate agents for advice on improvements.
  • Get a professional home inspection to identify any needed repairs.
  • Consider getting an appraisal to understand your home’s market value.
  • Hire a contractor for major projects like roof or plumbing repairs.
  • Hold a yard sale, donate, or dispose of unneeded items.
  • Rent a storage unit for large items or boxes.

2. Clean, Declutter, and Depersonalize

Deep Cleaning

  • Scrub kitchen tiles, bathroom tiles, and grout.

  • Steam clean carpets and drapes; replace old or heavily stained carpets.

  • Clean hardwood floors with specific hardwood floor cleaners like Bona. Do not use floor shines.

  • Dust ceilings, corners, light fixtures, door trims, windows,, baseboards ledges, and anywhere dust can collect.

  • Clean vents and air filters.

  • Wash all windows inside and out.

  • Paint walls in neutral colors like beige, cream, or light pastels.

  • Use soft blues and greens for bathrooms.

    •  Consider hiring professional cleaners for a serious deep clean.

Decluttering and Organizing

  • Declutter closets and storage areas.
  • Organize pantry items in clear containers or baskets.
  • Remove oversized or excess furniture to maximize space.
  • Rearrange furniture to highlight each room’s functionality and flow.

Depersonalizing

  • Remove family photos, collections, and personal items.
  • Clear countertops, tables, shelves, and display minimal, tasteful decor.
  • Safeguard valuables such as jewelry and important documents.

3. Maximize Curb Appeal

Exterior Maintenance

  • Power wash siding, windows, and driveways.
  • Clean gutters and downspouts.
  • Sweep walkways and porches.
  • Repair cracks in driveways or sidewalks.

Landscaping

  • Mow, water, and fertilize the lawn.
  • Trim bushes, trees, and hedges.
  • Plant fresh flowers or add potted plants.
  • Remove yard clutter, pet droppings, and debris.

Aesthetic Touches

  • Paint the home’s exterior, including shutters, doors, and trim.
  • Replace or repaint the front door and add a fresh welcome mat.
  • Ensure all exterior lighting is functional and inviting.

4. Kitchens and Bathrooms: Key Selling Points

Kitchen

  • Clean all appliances and countertops.
  • Organize pantry shelves and drawers.
  • Remove magnets, papers, and photos from the refrigerator.
  • Replace dated hardware with modern alternatives.
  • Ensure all fixtures are polished and functional.

Bathroom

  • Scrub tiles, sinks, bathtubs, and showers.
  • Replace old caulking and repair any grout issues.
  • Use glass cleaner for streak-free mirrors.
  • Hang fresh, fluffy towels.
  • Add subtle air fresheners or scented candles.

5. Appeal to the Senses

  • Bake cookies or use subtle air fresheners for a pleasant scent.
  • Play soft, relaxing music.
  • Open windows for fresh air (weather permitting).
  • Use high-wattage bulbs to brighten rooms.
  • Open curtains or blinds to let in natural light.
  • Turn off TVs or noisy appliances during showings.
  • Relocate pets or keep them in a designated area during visits.

6. Show Off Your Home's Best Features

  • Remove rugs to showcase hardwood floors.
  • Arrange furniture to maximize space and functionality.
  • Stage the deck or patio with inviting furniture and plants.
  • Ensure the backyard and pool area are clean and well-maintained.
  • Highlight unique architectural features or upgrades.

7. Homeowner-Specific Preparations for Listing and Open House

Final Cleaning and Staging

  • Reclean all floors, countertops, and surfaces to ensure they are spotless.
  • Double-check that all windows are streak-free and clean.
  • Dust furniture, baseboards, and light fixtures one last time.
  • Clean and polish mirrors and glass surfaces.
  • Replace any burned-out lightbulbs and ensure all lights are functional.
  • Mop entryways and ensure they are inviting and dirt-free.

Kitchen and Bathroom Touch-Ups

  • Wipe down all kitchen appliances and faucets.
  • Clear out trash bins and replace with clean liners.
  • Add fresh hand soap and a small bouquet to the bathroom.
  • Double-check for and remove any lingering stains or odors in sinks, tubs, or toilets and close the lid.

Decluttering and Final Adjustments

  • Ensure all countertops are clear of clutter and only display minimal decor.
  • Verify closets and storage spaces are tidy and organized.
  • Store away pet items, toys, and any personal belongings.
  • Secure medications, personal documents, and valuables.

Exterior Checks

  • Sweep and hose down entryways, patios, and porches.
  • Confirm the lawn is mowed and trimmed, and add fresh mulch if needed.
  • Check for any debris or clutter in the yard and remove it.
  • Ensure exterior lighting is clean and functional.

Final Open House Details

  • Place fresh flowers in the living area or entryway.
  • Light a subtle, pleasant-scented candle or open a window if the weather is nice.
  • Open blinds and curtains to maximize natural light.
  • Adjust the thermostat to a comfortable temperature for guests.
  • Do a last walk-through of the home to ensure everything is in its place.
